To make the plan a reality required careful planning and timing. Here’s how the project evolved:

Negotiated with city for DDA amendment and successful loan application
Conducted due diligence on the property acquisition
Created strategic leasing plan for improved tenant mix as leases turned over
Defeased and refinanced existing securitized loan that freed up equity to use as working capital for renovation work
Managed the entire renovation effort, including assembling an experienced local team to renovate the center, city permit approvals, construction management and fund control
Secured new tenants that improved the overall retail mix of the center
