After careful analysis, we believed we found a diamond in the rough. The city of Poway was placing new emphasis on their retail core, designated at the intersection of Poway Road and Community Road - the location of Poway Plaza. This included forgivable loans (essentially city financing) for facade and sign improvements.

OUR PLAN FOR POLISH:

Acquire the property
Work with the city of Poway to obtain the forgivable loan and remove the restaurant pad requirement from the DDA
Upgrade the facade and site
Refinance the property to pay for the center renovation
Upgrade the tenant mix per a long-term strategic plan
